The Expanded Pambansang Pabahay para sa Pilipino (4PH) Program is moving forward. Recently handing over new house-and-lot units at Nuvista Homes Lipa on June 3.
This follows similar handovers in Pampanga, Nueva Ecija, Laguna, and Bacolod, showing the administration’s ongoing effort to deliver homes across the country.
Nationwide Housing Rollout
To mark the occasion, DHSUD Secretary Jose Ramon P. Aliling and Pag-IBIG Fund CEO Marilene C. Acosta joined project developer P.A. Properties to distribute keys to the new homeowners.

Affordable Unit
At Nuvista Homes Lipa, buyers can choose from three different house models—Marya, Yasmin, and Solida—with prices ranging from ₱950,000 to ₱2.2 million. In fact, for lower-income families, the Solida model serves as the socialized housing option.
Thanks to a subsidized 3% interest rate under the 4PH program, qualified borrowers can see monthly payments start as low as ₱4,005.
Loan Eligibility for Everyone
At the same time, the government is expanding financial access for middle-income buyers by raising the maximum Pag-IBIG housing loan limit from ₱6 million to ₱10 million.
This policy shift was highlighted during a visit to Idesia, another local development featuring homes priced up to ₱7 million. According to Acosta, maintaining realistic and flexible financing terms ensures that everyday workers can manage their monthly budgets for essentials. Food, health care, and education while securing permanent housing.
By combining subsidized interest rates for socialized housing with higher loan limits for the open market, the updated program aims to make safe, decent communities attainable for a wider range of Filipino families.
