The Nautilus at CaSoBe (Calatagan South Beach) in Batangas is participating in the pilot phase of the WELL for residential program by the International WELL Building Institute (IWBI). Through the program, the beachfront condotel is being developed using evidence-based strategies designed to support health and well-being at home.
WELL for residential is a third-party verified certification program focused on how residential spaces can be designed, built, and maintained to create healthier and more resilient homes.
Wellness by Design

Rather than treating wellness as an added feature, the program looks at the home itself. It considers how design can influence everyday living.
The framework is based on the WELL Building Standard and its 10 WELL concepts. It includes more than 100 strategies for residential spaces. These can apply to both single-family homes and multifamily developments.
For The Nautilus, this includes air and water quality monitoring. Filtration and testing protocols are also part of the approach. Materials will also be selected with moisture and indoor air quality in mind.
Meanwhile, lighting and glazing will consider natural light and circadian rhythms. The development will also include features that encourage movement. These include walkable paths, accessible stairs, and active common areas.
These details may seem small on their own. Together, however, they can shape how residents experience their homes each day.
Designed for a Coastal Environment

The approach is particularly relevant for a beachfront development, where the surrounding environment presents its own considerations.
Coastal humidity and salt air can influence building materials and indoor environments. Because of this, material selection and moisture resistance form part of the considerations under WELL’s Materials concept.
“Life on Vacation” has long been part of Landco Lifestyle Ventures’ philosophy. According to Erickson Y. Manzano, president and CEO of Landco Lifestyle Ventures, the WELL program gives the company an evidence-based framework for putting health and well-being into the development from the beginning.
“Where you live should give life back to you, not just shelter you,” Manzano said.
A Global Residential Movement

The Nautilus is among the residential developments participating in the pilot program as IWBI works with architects, developers, builders, operators, and owners around the world.
In fact, pilot participants are implementing WELL for residential strategies across countries including the United States, Canada, the United Kingdom, China, Australia, Saudi Arabia, Spain, and the Netherlands.
The program was developed following two years of industry input and recommendations from more than 100 experts in fields including architecture, engineering, public health, building science, and real estate.
Ultimately, WELL for residential aims to make healthier homes more accessible by giving developers a framework that can be applied from design through construction and beyond. For The Nautilus, that means the idea of a resort-inspired home extends beyond the view. Instead, wellness becomes part of the way the space is planned, built, and experienced.
